Need Puerto Rico location advice

My husband and I will be celebrating our 25th wedding anniversary in Puerto Rico in August for 8 days and nights. Our plan is to rent a home, rent a car, and pretty much tour all over the island. We'll want a few days of lounging on a beach and we'll probably take a ride over to Vieques or Culebra. Of course we'll visit old San Juan, do a little salsa dancing, eating, drinking, etc. If I had it my way, I'd spend the whole trip on a catamaran yacht, but I might have to save that for our trip to Thailand next year because its out of our budget in the Caribbean. So my question is where should we look for a vacation rental? We're not much into the whole high rise hotel/condo/casino situation so we're unsure of where we should try to rent a home. Beachfront is very important, not a 2 block walk to the sand through the landscaped grounds of a resort condo. I see there are some in the Rincon area, but there also seems to be a bit more surf there, and I really prefer calmer waters. We don't mind a sleepy little town as long as there is a nearby market, and fishermen bringing in their daily catch. I guess we're looking for a peaceful paradise on the beach, that isn't too far of a drive from some nightlife. Any help?

You guys can stay in the Condado area right on the beach. Then at night time Old San Juan is a few minutes away. Even if you don't want to travel out to Old San Juan in Condado there are some night life spots and hotels on that stretch that have bands and lounges as well. Once you leave San Juan area there isn't much "tourist friendly" night life locations. Most of those locations are hard to find and will be dominated by locals, usually college aged kids.

Thank you ACsteel. Are there actual vacation rentals in the Condado area or are they mostly hotels and condos?

Can someone please help explain the differences in the Rincon area? I found some home rentals that I liked along the north facing shoreline of the so-called peninsula of Rincon (near Tamboo bar), and also some along the west facing shoreline (near Coconut Palms Inn). Is one area more desirable than the other for beaches, walk-ability to shops & restaurants, calm vs. surf area? We will be going in August...

Our family stayed at a beachfront rental in Arecibo, called Canary Castle. It is right on the beach, with very nice outdoor area and pool - you walk right on the the secluded beach from your backyard. The owners were very nice and had tons of suggestions on what to do in the area. We got a change to visit the Camuy Caves and the Arecibo Observatory. It was a very relaxing stay - I would highly recommend it. The beach had decent waves and we saw surfers on it daily.
