I would never purchase any condo in Toronto without a parking spot. It is just something people expect and will make resale very difficult later on.

Just another perspective - not everyone who lives in Toronto owns a car. My office is at Yonge/Eg and we have lots of young folk who live in the area and don't own cars. Many of them take the TTC where they can and when they need a vehicle use Autoshare, a car sharing service. One of their depots is on Holly St. http://www.autoshare.com/ If she doesn't have a car now this might be something to consider. And I would assume that if she is going to be there for a few years, a parking spot would eventually come available should she decide to get a car. If you think it is a drawback to buying, maybe you can find out from the property manager what the turnover rate is and go from there.

Well, we found out that the people who lived in the condo before us did not have a car, so they sold their spot...so someone in the building now has two! There are at least 5 people in the building who lease out their spot monthly for a reasonable rate(many who do, but 5 vacancies right now)...a decision to make, I guess...Oh, and there is visitor parking at the building.
