I stayed there a few years ago in a "gallery" room which are their nicer, higher end rooms. That may be the source of the mixed reviews--those rooms are quite a bit nicer than the standard rooms.
The location is a few blocks out of the way but not bad. And I found the service to be just ok. But depending on the rate relative to other hotels, it could be a good choice. What other places are you considering?

Thanks much for the response. We were able to get a $200 rate USD at the Listel. We really want to be in the West End, as we only have one night following an AK cruise in Vancouver. Also have availability at Nelson House B&B. The West End B&B had one room, but at a higher price that I just can't justify. We are more interested in location than anything. Your thoughts are most appreciated.

Is that rate for their regular rooms or a gallery room? If for a gallery room that seems like a good deal; if for a regular room, eh...
I'm not familiar with the Nelson House B&B so can't comment on that. Have you considered the Blue Horizon Hotel? That's a bit more centrally located on Robson. Or do you want to be more in the residential area towards Stanley Park? If so, have you looked at the English Bay Inn?

I stayed 2 nights at the Listel in 2003 because they had a "Bed, Breakfast and Book" promo. (Breakfast at their restaurant and a $25 GC to Chapters)
I had a King size bed in a Museum room. (That's their middle of the road room) It was very nice! Turn down service gives you cookies instead of mints or chocolates. (I LIKED THAT!) In the morning you can have room service bring you complimentary coffee and the newspaper.
I enjoyed the whirlpool in their gym too.
I would go back.
I think you will like it. Their restaurant (O'Doules) has YUMMY Eggs Benedict!
