Rome in a day
Hello, our trip consists of arriving in Rome, staying one night to see the main sights, then renting a car and going to Livorno (marina di babbino or maremma). We stay there for four nights then on to Tuscany and Umbria for four nights and then the last night in Pisa or Lucca leaving out of Pisa.
1- recommendation of a place to stay in Rome or should we stay in fuimicino and train or taxi into Rome? Planning on renting from the airport unless someone has a better suggestion. I really don't want to drive in Rome! Aso, is it easy to get in and out of the airport area?
2- for the flight home, planning on going to Pisa or Lucca. Fight leaves around 10 am, so need to fairly close. Suggestions? Also, how hard is it to navigate in and out of the airport?
3- still waffling about agriturismo in Tuscany/Umbria. Lack of air conditioning is throwing us off. Experience with this in August? Suggestions?

Have you been to Rome before? If not do you think one night is enough? I'm planning to go there for the first time in August and added a 3 rd to the rome leg if the trip as there seems to be so much to see! Tuscany is fab- we stayed in San Gimignano a beautiful walled town, we drove there from Florence...

There is no way I would consider anyplace in Italy without AC - assume you will have temps in the high 90s and humid. And yes, it can cool down at night - but IMHO not enough to make sleeping possible.
As for Rome - to me a first trip needs at least 4 days (5 nights). I would not waste a day there - but head straight for the countryside since that is what you want to focus on.

I have been there before, but my friend has not. I would like for her to at least get a taste of Rome , and then we could go back at some point. I know, Rome is so vast it really needs at least a week unto itself and the some. However, we are bound for the country and the seaside. I lived in Venice for a summer and traveled extensively during that time, so I am familiar with Italy.

Only 6 nights, or am I missing something...?
What time do you land in Rome? Maybe you should save the time you'll spend going into and out of Rome, checking in/out of a hotel, if you're only staying for one night.
For that matter, maybe you should fly into and out of Pisa. I don't know about Dollar but make sure it doesn't charge a one-way rental fee.
I don't see how you have time to "get a taste of Rome," see a bit of Tuscany, a bit of Umbria (where, exactly?) and then end in Pisa. Check the driving times.
What time do you land in Rome? Maybe you should save the time you'll spend going into and out of Rome, checking in/out of a hotel, if you're only staying for one night.

If you switch this around a bit you could go
Rome - train to Chiusi, pick up rental car - Tuscany - Livorno - Pisa, drop off rental car and fly out.
Personally I would steal a night from Livorno and add it to Rome. Landing in Rome you will be jet lagged and won't really 'see' much of anything. One extra night there would really give your friend an actual taste of Rome.

If your flight into Rome and out of Pisa is booked, and your Bibbona di Marina nights are pre-paid and unrefundable, but your agriturismo stay is not yet booked, then I suggest you pick an air-conditioned agriturismo in the general neighborhood of Tavernelle val di Pesa in Tuscany or Montespertoli in Tuscany for the second leg of your stay, because then you will be only 60 minutes from Pisa airport. If you stay in Umbria, you will need to relocate for your last night to fly out of Pisa. The areas I mentioned are just as beautiful as Umbria, perhaps even more so, and they have wonderful wine.
However, if your flights are booked but you can switch your dates in Bibbona di Marina, the I heartily recommend that you go from Rome to an agriturismo in Tuscany or Umbria, and then to the Livorno area second, because it saves you a lot of time if you are flying out of Pisa if you arrange your trip that way.

We are planning on going to an agriturismo in Umbria from Rome. Makes so much more sense. Then on to the Livorno area. Have hotel marinetta booked refundable in marina di babbino. Still considering the maremma area though instead. Other suggestions?
We will stay a night in Rome. Flight gets in early, so once we recover we will be able to go out and enjoy a bit of the sights in Rome. Can you advise on a place to stay? So many mixed reviews and I haven't stayed there in over 25 years. Looked at hotel Tiziano, but it got such mixed reviews. Hoping to hear back from hotel Deko, which looks very nice, if a bit too pricey.
We keep looking at places in Umbria, but nothing is saying, BOOK ME. We have found a few that seem very nice... But hesitating. Villa monte di solare seems very nice, but maybe a bit not as country. We have also looked at casillo di casigliano, but no ac. Castillo petroia and monterone and palazzo blandino. There are a few others as well, just can't remember.
Any suggestions would be appreciated. I will look at the places in Tuscany you recommended. Thanks again!

In your list of possible Umbria lodging, I can't see any commonality in location, atmosphere, etc., so it's hard to know what you're looking for and whether the property or the location is the priority.

Regarding your Rome stay, I recommend that you go to booking.com, plug in your dates and requirements (air con, perhaps wi-fi) and go with the best reviews in your budget.
If you are flying out of Pisa, staying in the area of the Maremma in Tuscany means that you will need to relocate to Pisa or nearby the night before your flight. For such a short trip, you might want to avoid 4 separate hotel switches.
If nothing in Umbria is speaking to you, then you could consider going first to an agriturismo in the Maremma before moving up either Marina di Bibbona or an agriturismo around Lucca or in the Chianti in order to be well positioned for your flight out.
One way to look for agriturismi is to go to Tripadvisor, pick a town (like Lucca, or Montefalco or Orvieto) and then look look at "specialty lodging" for that town and read reviews.
