The two-story hotel is across from the marina and within walking distance of Main Street. Each room is simple but spacious, with a sitting area and modern pine furniture. French doors open onto patios and balconies, which look over the water in front rooms and the pool in back rooms. The breakfast room and promenade deck have harbor views.

My wife and I found this "inn" most disappointing. It has no feature that might permit this designation and it is in fact much closer to a motel. As such, it is grossly overpriced even though close to the Hamptons. The publiciy photographs, including on the website, are misleading in hiding the main road between the motel and the marina. The reception is about the frostiest ever encountered in 40 years of travelling the world and there is no assistance
whatsoever with bags. The continental breakfast is spartan nad grudging. Beware, first night payment required before reservation can be confirmed and payment for full stay required on arrival, even before seing room.
