Fodor's Review:

Guest rooms in this stunning 1793 Federal-style home near Cotuit's tranquil (and diminutive) village center have canopy beds, needlepoint rugs, antiques, and air-conditioning. Hannah's Room, the most spacious, has a queen-size four-poster bed and built-in window seats. The Sampson Room has an extra-large bathroom and a view of the backyard and handsome grounds. Tennis privileges ($8 for 1 1/2 hours) are available at the Kings Grant Racquet Club next door. Pros: Very quiet and pastoral setting yet near Route 28, proximity to area beaches and Cape Cod Baseball League games. Cons: Not an in-town location, though a good base to explore area.
