Do you have an actual street/address. "Theater district" includes a lot of territory, and the natre can vary from one end to the other. Plus, when an ad says "theater district", it may be stretching the truth. An address and/or cross-street ("450 West 45th St" or "47th St between 7th and 8th") will get you better answers.
In general, the Theater District is Times Square and environs, a very very busy part of the city. In the center of the district, restaurant prices are may be high for mediocre food. At the edges of the district, better values can be had. It is safe though some side streets might fell gritty. Without knowing the actual address it is difficult to know.
You might go on maps.google.com and input the address and switch to street view to see how the street scene looks.

Yes. The apartment is probably west of 8th Avenue, and that is a very desirable area. But the specifics are key here. There are also apartments between 8th and Broadway, but most are in the 50s. Still relatively convenient.

Agree that you need to get an exact address. Most apartments are in fact west of the theater district - not in it.
the area is safe but parts are not very pleasant - esp if you are near the Port Authority bus terminal, the entrances to the Lincoln tunnel etc. Also - some of the blocks very far west are semi-industrial (car repair shops, outdoor parking lots etc.
Frankly it is one of the few areas of Mannhattan tht Iwoulddefinitely NOT want to live in.
Is your fiance going to school? Working? Is the commute from this aprt to where yur fiance will be going every day a good one?

The most important thing is how would the commute be to wherever she will be working. How far is it from a subway stop and how far from services like supermarkets etc.? There are a lot of newer apartments in the far west 40's near the Hudson river with great views, but it may not be terribly convenient. If it's a large building, you may be able to find reviews of the building and/or the management company online with a google search.
