Need location and hotel recommendation for Washington DC

Need location and hotel recommendation for Washington DC
Hi,
I will be traveling with my mom who is visually impaired/with a service dog to Washington DC for a few days in October. She also has some mobility issues that she really can't walk long distances. She can be up/walking for 4-5 hours at a time and then needs to rest.
We would like to see a few memorial sites such as the Vietnam Memorial, WWII Memorial, Korean War memorial and also some other famous sites such as the Lincoln Memorial. The memorials are a big deal as my mom's dad died in WWII and her adopted father fought in Vietnam and Korea.
I will probably sign up for a bus tour to take us to Arlington Cemetery and to the memorials at night as I think they are very striking at that time.
Whenever I have been to DC before, I have taken the train in from Philadelphia for day trips. I am now not within train/driving distance and will need a hotel for 3 nights. Typically - I like 3-4 star hotels but location is probably the key on this trip.
Is there a hotel that is close to some of the sites that I should book or am I better off booking a hotel outside of the city but near a train terminal. On our last day, we will have to meet a bus at Union Train Station to take a bus to NYC for a cruise.
Any advice would be greatly appreciated. I have done DC many times but have never spent the night there.

Yes - we are supposed to meet the bus at Union Station at 8 am.
We plan on just visiting the memorials/monuments and maybe one of two museums. When I am with my mom - we go at a slower pace and just play it by year.

You might consider the Grand Hyatt, at 1000 H Street, which has lobby access to the Metro Center station. Metro Center accesses the blue, orange and red subway lines, the red line takes you to Union Station.
