Living in Lake Tahoe

any locals or real estate people on this board who can let me know what the most upscale, newest and most modern townhouse complexes are in either North Tahoe (Incline) or South Tahoe.

I am thinking about living there for a year or two and would like to live in a fantastic place. (preferably over 2000 square feet)

What communities on the south shore are upscale, happening places? (Tahoe Keys?)

Also, if you know of any websites or agencies that would be a good source of info, I would greatly appreciate. Thanks in advance to all.

You're a troll, right? Your post doesn't make any sense. First, if you are looking for "a fantastic place", then of course it is over 2000 square feet, or was that a typo and you meant 20,000 square feet? "Most upscale" and 2000 square feet don't belong in the same sentence.
Are you looking for the 2 to 3 million dollar range or something less expensive? And are you looking to buy or to lease?

who's the troll? a 2,000 sq ft condo is absolutely reasonable. i don't think the poster is shopping for a warehouse.

I'm not going to even talk about whether what you are asking is possible. Contact Tahoe area real estate firms - they are VERY easy to find with a simple web search. But be prepared to spend at LEAST 1 million dollars if you want to be anywhere near the water. Much more - like $3 to $6 million - if you want lake frontage.

The entire lake is "upscale" and happening" and any "fantastic place" will be VERY, VERY, VERY expensive. If you have that sort of money you aren't likely to need help from a web travel forum. You probably have a personal assistant who can do the leg work for you. . . . .

Most of the lakefront real estate is comprised of second and third homes for very wealthy people. You basically have the very rich and the people who serve them living in Tahoe. You can definitely tell which neighborhood is which, lol.

Most condos and such are timeshares or vacation homes, so again, it's not really a "permanent" type of person who lives there year round in those type of dwellings. Not sure what kind of "happening" neighborhood you think exists in Tahoe (?)

However, I did just read in today's Denver Post that lil ole Truckee of all places is slated to be developed into a glitzy destination resort, complete with million dollar vacation homes et al. Apparently the corporation that turned the sleepy Colorado mountain towns into resorts have decided that Truckee is their next victim.

sorry I was not clear enough about what I was looking for.

I am looking for a townhouse, not a mansion on the lake, that is between 2,000 and 3,000 square feet.

I was wondering if any new/ modern "townhouse/ski condo" type communities have been built recently in either north or south tahoe.

Like we're trying to tell you -- 3000 sq feet can = a million bucks. What type of budget are you talking about? For $250K you might be able to get a 1+ bedroom condo of about 750 sq feet (but not in Incline, near the lake, or in a ski resort).

Nice condos will be in the $400K and up (way up depending on the location) range. How much are you willing to pay????

A web search for Tahoe area real estate is so easy, a simple google search will turn up LOTS of info . . . . .

Was also going to suggest that you do a little search engine work and find some real estate agency web sites. They are the ones who can answer the types of questions you are asking here.

I'm not all that familiar with Tahoe real estate, but have spent some time there. My partner's brother and wife used to have a condo at Northstar and when they retired built a beautiful home there where they live permanently. They've driven us around the lake several times pointing out some of the condos they looked at -- $ 2 million, 3 million, etc. So the statements above are not out of line.

I clicked on your name dougieo and see that generally when you post you ask for the "most fantastic", "absolutely best", etc. of everything you do. That would normally mean you are ready to pay millions for the "most upscale" according to your original post. Or did you not mean "most upscale" at all, but rather a modest, middle priced place, which I suppose you might be able to find if away from the lake for half a million if it is small, or by the lake for around one million, depending, of course, on a lot of things. Like anywhere else, you would be foolish to venture into this without the aid of a good, experienced, and knowledgeable real estate professional in the area. And of course, your first job should be to go there for a few weeks, rent a place and see how you like certain areas. I far prefer the North Shore to the South, but others prefer the opposite. That is an issue only you can decide after spending a little time in each.

this reminds me of these people who post and say they want absolutely the finest dining experience in Paris. then after a couple dozen people have listed all the great spots, the poster comes back to say he was thinking of spending about $50 a person.

during my search of the web, I came across a development called, Tonopalo on the lake in the North Shore (Tahoe Vista). It looks like new, modern condos with a community pool for owners. Unfortunately, it is a shared residence development.

Anything else exist like Tonopalo that one can live in year round? Are there 2000 square foot condos in Incline for approx. $700,000? (given this price, i know I cant be on the water, which I really dont care that much about)

I currently live in Vegas and there are tons of gated communities with a shared pool, fitness center, tennis courts....etc. I just thought that maybe something like this existed in Tahoe.

Let's think about this - a condo in a gated community in the heat and desert of southern Nevada with unbridled development -- or one at the most gorgeous Alpine lake in North America with VERY strict building limitations (People who own property in the Tahoe basin are not even allowed to build unless they win a very limited yearly lottery)

Not really any comparison. Location, location, location. (The development you mention is a time share where each unit sell for over $25,000 per week - or over $1.2 million per unit)

dougie: while I can't offer advice on specific properties, I do have a few suggestions for the Tahoe area..

-- Forget Tahoe Keys, unless you're willing to deal with atrocious traffic from mid-spring to mid-fall.

-- "Bang for the buck" factor goes up exponentially if you're willing to live 30-40 minutes from the lake, in almost any direction. Especially check out points north and south (towns along Hwy 89 etc), and southeast (Kingsbury Grade, and Hwy 207 towards Gardnerville).

Tahoe is sort of an unwanted addiction for us. Every time we go, we swear we'll never go back. Traffic is beyond horrible anywhere near the south shore, and it's even nasty now along the north shore as well. Our favorite remaining areas are along the east (Zephyr Cove etc) and west shores.

Just wondering as to why dougieo is so insistent about posting his real estate questions here over and over again, instead of heeding the advice of those whose opinions he is seeking and do a Google search using all the questions he is asking here? Nope, just keeps asking the same questions!
