My husband and I are exploring areas to buy a vacation/rental income house. Being from NJ, the Delaware shore (Lewes, Rehoboth, Bethany) seems like an option. We have the first 2 weekends in Sept. available to make a first exploration trip, but was wondering if Labor day weekend would be too crowded? I found hotel availability, but don't want to be stuck in traffic the whole weekend. Thoughts?

We've been to the DE/MD shore many years for Labor Day weekend and have not found the traffic to be too bad. However, we have never actually left to go home on Labor day-always on Sunday or Tuesday Many schools start a week or two before and it seems to slow down somewhat. The only problem we notice is that since so many kids are back at school, many restaurants, hotels, etc. seem to be understaffed.
I spend a lot of time in OC,NJ and would highly recommend going the 2nd WE (10th & 11th). Most good agents will lay low until the renters go home.
Thanks for the responses. My husband's vote is the 2nd WE (since he'll be driving). I wanted Labor Day WE, so we'd have 3 days to explore. We won't be working with an agent, just exploring the beach towns to see if the area is what we're looking for. What I don't want is to get an unrealistic picture of the area due to swelling crowds on the holiday, or to be bumper to bumper just to get from Lewes to Bethany!
