Home base - Maui

We are looking at three possibilities for our home base in Maui --- we have a rent a car and will be travelling around but really just want to base ourselves in one area...

We are first-timers. I have done a lot of research but really cannot find any particular reason to choose one over the other. I don't really want to stay in the resort areas but would like a place with cultural, historical things to see and some beach time. Any opinions? Any recommendations for Condos...one bedroom or studio is fine.
