Best Modesto Neighborhood

I'm looking to buy a house in Modesto (I know don't say it)...what area/neighborhood is the best place to live in. I've seen the new homes in the agricultural (up and coming west side-not impressed and the older holmes on the west side-better). Help!

Does it have to be Modesto, proper?
Can you go to Atwater or any one of the other areas that have recently posted 40-58% appreciation in R/E values?

Never heard of Atwater. Just trying to stay close to San Jose. Why is Atwater appreciating so much?

People from Modesto and Merced, and other areas, are buying homes in nearby less expensive territories. As the homes have appreciated in those areas, some people are being priced out.

Moving South or East from Silicon Valley has been the answer for many people asking themselves how to afford a house payment and a car payment and a family.

People used to easily save $100K by going to Morgan Hill or Tracy, and now have to go twice the distance to save that amount.

To answer your question regarding increases in home values :

The mass of humanity seeking homes is causing the supply to evaporate.

At $325,000 homes there are very approachable by comparison to San Jose. As you know, $650,000 for a fixer-upper or a knocker-downer are not uncommon in the areas surrounding San Jose.

There will soon be a university built in the Merced area : this should help homes to appreciate as well.

My wife and I own a # of rental homes in CA. I recommend that you contact Jacqueline at First Capital Group 408-437-4030. She helped me out recently with a purchase in the territory you are targeting.
