I'm thinking about going to PDC the week of November 4th and considering these condos. A work colleague stayed there several years ago and recommended them as being within walking distance of 5th Ave but fairly quiet. I'm looking for a nice beach to while away the hours reading and watching the waves and clouds. Not interested in beach toys (jetskis, banana boats, etc) or partying. I like the idea of a beach-front condo since I can buy some provisions in town for breakfast & lunch, and walk in for dinner. But, he mentioned that there had been some beach erosion, so can anyone let me know what the beach at Xaman-Ha is like? The other option i was considering is Petit Lafitte but that might be too quiet? THanks for any insights you can provide.

Petite Lafitte is too far out of town (going north) to walk into town. On their website I think they make it sound lke it is closer to town than it really is.
It's true that the beach at Xaman Ha is not as wide as in some other parts of Playa. There are condos on the north end of Playa that would also fit your bill, close to 5th and the action but on the quiet end of town.
I go to that beach often and it's very nice. It's in Playacar which is a gated community. The erosion is primarily between the ferry dock and Constituyentes which is north of Xaman Ha but erosion comes and goes depending on the direction of the wind/waves. I wouldn't hesitate to stay there.
Petit Lafitte is too far from town.
