Good for the Eiffel Tower and the train to Versailles.
Inconvenient for the heart of Paris.

The apartment looks nice. I see no notes about AC (depending on when you are traveling). I also don't see restaurants or cafes listed as being within the five minute walk. Other options are listed, but not eateries. I stayed in the 6e in July and it was a great place to locate for a week. We walked less than 5 minutes to eateries. We never ate at the same place twice. So many choices! I'd want that same type of location, should I return to Paris again. We were about 10 minutes, maybe less, to the Louvre.

I like that there is a lift. I'm not sure I'd want first floor?? (or is that UP ONE floor from ground, if so, that would be ok) Others will chime in, I'm sure. BTW, we did not have AC in our building, nor a lift, but it was only one flight of stairs to climb. Not bad. We had a couple of fans to help circulate the air, which was not too warm until the day before we were flying home. We had great weather most of the time.

Just my thoughts.

I agree - not a very convenient location for the main sights. Maybe if you listed what you were looking for you might get some suggestions re area/apartments?

It looks super small. The one sofabed in the bedroom would also concern me, those aren't comfortable at all. And did you see that tiny side table with four stools stacked under it? I think that's your dining room table! I liked the other choice much better. We stayed in the area of your other one, a few blocks away but walked through there, and I thought it was fine.

I completely disagree, that is a wonderful area, the Passy neighborhood. There is a terrific pedestrian market street nearby (which it mentions, rue de l'Assomption, which has shops and eateries), as well as a covered market near Passy metro. It is a charming neighborhood near many beautiful Art Nouveau buildings, and ave Mozart is full of great shops. Much more authentic than some of the other places mentioned, and I would prefer it to St Germain or around the Louvre. It isn't far at all from things by Metro, the Passy metro stop is just a few stops from the Etoile and just across the river from the Eiffel Tower. The 63 busline goes from around Trocadero over to St Germain, and bus 22 goes along ave Mozart and Paul Doumer over to the Opera.

I think this is the best one you've come up with, I wouldn't hesitate to stay in that area and the apt. looks fine.
