Venice apt question

I have booked the Rome apt for our trip in early June of 2013 and I am now moving on to the Venice portion of the trip. You all have been so helpful to me. I am looking at this apartment http://www.rosadivenezia.com/en/index.htm and can't decide what to think of this. The website doesn't really show a lot of information and I know I bookmarked this information I got from someone on this site (either trip report or just general comment). Does anyone know of this apt. or this area? If not, we are looking to spend around 200-250 euros or so a night for 3 people (me, DH, and sweet mother). We are going to stay for 4 nights. I have looked at many recommendations and bookmarked so many places....it is confusing to know what area to book. We have never been to Venice. We would prefer a small hotel or an apartment.
Once again, any suggestions would be so appreciated!
