Two Munich Apartments - thoughts please

I have narrowed my search for a Munich apt to one of the following.

There are 5 of us (mom, dad, 2 adults sons and their friend). We want 2 bathrooms and to be fairly close to most tourist sites or within easy reach by transit system. We will be going to alstadt, alta pinakothek, beer halls, beer gardens, usual tourist stuff and taking day trips to Salzburg and Garmisch-Partenkirchen.

Could you please tell me if one makes more sense than the other?
