Tuscany: Villa Poggiano vs. Hotel Vecchia Oliviera

We are planning to be in the Montalcino/Montepulciano area in mid-May for 4 nights. After lots and lots of research, we seem to have narrowed our hotel choices to Villa Poggiano and Hotel Vecchia Oliviera. Would be for 2 adults + our baby (18 months old).

Right now I think the leaning is towards Hotel Vecchia Oliviera since that is in town and would let us walk to dinner in the evenings vs. having to worry about driving. Day trips from either seem about equal. Reviews seem to be positive in both cases. And they both seem to meet our basic needs (room for a baby cot, bathtub for the little one). Any major factor that we have not thought of between these two?
