Train tickets in Munich

Now that I've gotten the Rhine River trains/boats somewhat under control... It's time to figure out Munich! There are two of us using the local train potentially for three days. We will visit the BMW Museum, Dachau and Oktoberfest for sure, all on different days. Time permitting there will be more. This will be within a three day period. The Fourth day we'll be going to Salzburg. I went onto the MVV site. They really don't make it all that easy to figure out. I believe Dachau is in the XXL zone. I can't quite figure out if everything else is in the white zone, excluding Salzburg. Does anyone have any idea which ticket I should purchase? I understand that I will be buying the partner ticket, but for which zones, how many days, or do I do the single day? Also, is this applicable towards any part of the Salzburg ticket? Thanks
