There should be many choices but you can also try Mercurio 3* in San Marco Area, not far from Fenice theater. August is a shoulder season and your budget is not big but still possible I suppose. Air-con is very important for me in Venice in mid summer and it worked VERY well at this hotel when I stayed there. I paid my single € 50.00 and my friends €80 for their single but that was 5 years ago.

I had a looked at Mecurio's site. The rates are higher, from € 84/single and € 130/ double. It was 2* when I stayed.
You will also need to pay a city tax of €3.00 per person and per night ( €1 per 1* ) directly to the hotel.

Venice has recently rated as Europe's most expensive city for hotel accommodation so you will struggle to find rooms at the rates you are budgeting for.
We have stayed at ca dei Polo, a pleasant small place very convenient to the train station but their August rates are about €150 per night.
Airbnb might be a better bet than booking.com for your search.

It is somewhat above your price range (although you will struggle to find anything that cheap in Venice) but we had a lovely stay at the Aquavenice B &B in Canereggio. There was only one bridge from the train station to there so it was easy to roll our luggage there without difficulty. A vaparetto stop was nearby but it was also easy to walk just about anywhere we wanted to go. The breakfast was lovely. Air conditioning was available. It was very clean and quiet. Venice is wonderful but I wouldn't want to be there in hot, humid August. Mid May was wonderful.

I stayed here last year and highly recommend it.

Basic accommodations, but it had a private bath, good breakfast, and great location. The owner Lorenzo was very helpful as well. The rates range from 75-100E/night plus city tax, depending on the time of year.
