Rome on business, what to see in small amount of free time

HELP! Just found out I will be going to Rome for a week next month on business. I've never been and can't wait. The crime is that I will only have about 3 hrs of free time each day for touring, sightseeing, and soaking up atmosphere.

With this very limited amount of time, please tell me what are must-sees. Also this time will all be in the evenings if that makes a difference or if certain places are only open during the day. I won't find out my exact schedule, hotel, or area I will be staying in until 2 or 3 days before I depart as well!

Rome must-sees doable in 3 hours: 1) St. Peters and the Vatican Museums; 2)the Colosseum;3) the Trevi Fountain, Spanish Steps, Pantheon, Piazza Navona, Piazza del Popolo, which are all within 5-10 minutes of each other. Book a "Rome by Night" bus tour through your concierge--great fun and the illuminated monuments look just beautiful.

Thanks guys. I had hoped to see the Vaticn Museums and the Sistine Chapel. Are these open at night? I probably won't be free any day before 6:30 p.m. so I am somewhat limited.
