We are just starting the looking process for hotels in Rome portion of trip in September. We were going to try and get Marriott points but they said some tennis match going on so no go......Do you have recommendation for us in an area not too far away from the POI that we will be seeing. Thank you

Last year we stayed at the Hotel Internazionale on Via Sistina about a block or two from the Spanish Steps. It is near the Hotel Hassler, but not nearly as expensive. Admittedly, the rooms are a bit tired, but breakfast is OK and the staff is very helpful. A/C left something to be desired, but the price was right -- about 200 euros a night or so. Also near many POIs that we cared about Spanish Steps, Trevi Fountain, Santa Maria Maggiore, etc. Hope this helps!
The most famous hotel in Rome is at the top of the Spanish Steps--The Hassler.
The Intercontinental is just a few steps down the Via Sistina from the Hassler.
The BEST hotel in Rome is a short walk away from the Spanish Steps--The Hotel de Russie.
I have walked past the Hotel Modigliani, and it looked fine.

I've been fortunate to stay at the Hassler (once) and the Intercontinental De La Ville many, many times (on points as a Royal Ambassador) and they are wonderful hotels. Unfortunately, I've only had drinks at the Hotel de Russie yet it looked impressive.
There are many, many, many more accommodations in the Spagna area. This link, which has the best-rated accommodations by "booking and venere" guests in the Spanish Steps area, is a great tool to start your research. We always enjoy staying in this part of town. I agree with Pepper, Hotel de Russie is a top hotel near to Piazza del Popolo and has the nicest garden i have seen in Rome.

We just stayed at the intercontinental at the top of the Spanish steps.
We were on the 4th floor - non smoking floor.
We had a standard double - rm 403 and rm 402- no view
And my mother was in rm 420 overlooking courtyard with a balconey. Her room
Was bigger and very nice. (we got free upgrades from our booking due to travel agent's relationship with the hotel.
Beds were very comfortable.
Staff was very helpful. Location was great.
