Paris Apartment Rental - 1st Time - Pls help & compare!

Hi Fodorites, I am heading to Paris on a last minut trip with a friend in early October. We have a hotel booked but are thinking about renting an apartment to cut down on the costs (so we can spend more on food and shopping!). This is my first time renting an apartment in Paris for a holiday and would greatly appreciate some tips. I'm most worried that the apartment won't be as it is represented on the website or worse, it is a scam! Any tips you have on renting a paris apartment for a first timer like me is most appreciated.

I've been to Paris numerous times before and don't mind staying in the less touristy part of town. Basic criteria for our apartment are:

- Need 2 separate beds (one for the bedroom; one sofa bed is ok)
- Have good reviews consistently
- No more than 1000 euros per week
- Close enough to the metro / bus routes (~10 min walk)

Here are the two apartments are are looking at:

Is the below normal for renting an apartment? The owners require:

- 50% deposit of the stay at the time of booking
- Full payment 4 weeks prior to arrival
- Refundable security deposit of 250 euros to be paid 1 day prior to arrival (I'll inquire when and how we will get this back)
- All of the above can be paid with a credit card, pay pal or bank transfer

There are only 5 reviews for this apartment - Are they real or posted by the owner? What are the telltale signs?

Owner's phone number is listed as a Poland number - is this a cause for concerns?

- Haven't heard back from the owner yet.

What are your thoughts on these 2 apartments?
