Orvieto is a one hour train ride from Rome and well worth it. Opting for Orvieto and Assisi is a day spent on trains.
OK so you suggesting only to visit Orvieto and skip Assisi!

you can do Ostia Antica in 1/2 a day, you really need a whole day for Orvieto.
as you can get to both on a regionale train, you don't need to book [in fact you can't]. this means you can decide on the day.
