munich and romantic road

Hi im trying to come up with an itienary for Munich and the romantic road and woulld appreciate some advice on how to do it.
My wife an i will be travelling from zurich into germany (munich most likely) from the 17th of September.
17th-train into munich
18th-sightsee around munich
19th-oktoberfest
20-21- rent car and see romantic road. stay overnight in a small town along the way.
22- drop car off and travel to berlin for 4 days
(we can add an extra day its too time restrained and leave for berlin on the 23rd)
We would really like to see fussen with its surrounding castles and rothenborg and a few small towns along the way.

My problem is how to go about seeing what we would like above in the days mentioned.
Should we catch a train from zurich to a small town in germany and do the romantic road first before driving into munich or should we rent a car from munich an do as above?

Any help would be greatly appreciated.
