Has anyone ever stayed at the Residenza Vaticana B&B. It is near to Lepanto station. The reviews were all positive but are we going to find that we are far from any of the sights in the city? Finding a reservation for October is very difficult this late.

We've never stayed at the B & B to which you referred, but when we visit Rome, we prefer to stay in a location where we have convenient access to more things, and just take a day to visit the Vatican. Our last trip we stayed at the Hotel Delle Nazione, on a quiet little street near the Trevi Fountain, easy walk to the Spanish Steps, Pantheon, etc. with lots of shops and restaurants around. Not sure of your price range, but this hotel, though not plush or top-tier, had some nice amenities, was very clean and well run, had a breakfast included. It worked very well for us. Just thought we'd share the info.
I have not stayed there, nor ever stayed in Prati. However, it doesn't look bad at all, and internet reviews seem to be decent. If you can really get a room there in the 80 euro range, as I saw mentioned in one review, I don't think it would be bad at all.
But I've stayed in an apartment more centrally located, for less than the 120 they are advertising in October. rentalinrome.com
