We are 2 adults/2 kids (8 and 11) in London in June for 7 nights. Budget is 200 pounds a night. Would have loved South Kensington or Belgravia (Lime Tree Hotel is booked) that's not happening on our budget. Priority is easy access to tube (5-10 minute walk) not more than 15 -20 minutes on the tube to central sights - plan to take in major tourist sights. Shopping is not a priority but a walkable area with restaurants is. We are arriving/departing from Heathrow.

Also is ground floor one level below street level?

Which would you choose for location? All are about the same price. There were also choices in Hammersmith and Camden but I thought these were better choices based on location?

When I'm in London, I try to stay around the Bayswater-Queensway areas on the NW end of Kensington Park.

But looking at the neighborhood's listings on housetrip.com, the rooms are very expensive and just not that attractive for the price.

Have you looked at other sources for rooms?

Premier inn county hall hands down.

Hammersmith is not well connected and too far out. The others are ok but quite a bit farther out of centre.

Ground floor = street level (below street level would be "lower ground floor" if they haven't got the honesty to say "basement").
First floor = one floor up, and so on.

The Ladbroke Grove one is north of the Westway (a major road), it's not really Notting Hill.

5 minutes south of Ladbroke Grove, and you're near Blenheim Crescent, Kensington Park Road; that is Notting Hill, lots of nice restaurants. But Ladbroke Grove Tube is not so convenient.

@Bamaman I have looked at onefinestay.com, london perfect, magic rentals and others and hotels. Magic rentals has the Bayswater/Queensway locations but I waited too long and they are gone. Airbnb has some that might work.

The unenthusiastic responses to the apt listings is what I was feeling as well so i think I should keep searching. Would these be the neighborhoods you'd include regardless of price - you never know what comes up - S Kensington, Mayfair, Knightsbridge, Covent Garden, Belgravia, Bayswater, Chelsea, Knotting Hill, Pimlico, Regents Park, Westminster? Or specif tube locations?

Better to look for specific tube locations, as the boundaries of these neigbourhoods stretch out quite a bit, depending on who you ask.

South Kensington, Gloucester Road, Notting Hill Gate, Queensway. Any station on the Piccadilly Line or Central Line (within the Circle Line if possible) would be convenient.

Don't rely on agents' idea of neighbourhood names. Try to get a postcode if possible, or at least an idea of which tube station is nearest (and how far away).

Location-wise, I'd have said County Hall very central and good for public transport, Judd St is fine (5 minutes' walk from the Brunswick Centre and all the shops and cafés round about), Drummond St maybe a bit noisy and lacking in charm (though still central), Barons Court a bit ho-hum and more travelling. No idea about quality-for-price of the accommodation in question.

We used London Connection and were very satisfied. Their prices are reasonable and they have many flats in central locations. Here's a two bedroom in South Kensington:

@baladeuse London Connection looks perfect although none of their apts are available for my dates. That apt would have been perfect for us.

www.4inEurope.com has lists of quad rooms in the areas you would want. I've used before.

Other Premier Inns like Victoria or Leicester Square would likely meet your budget and have better locations.

Have you looked into the Park International? Very close (barely 2 blocks) to Gloucester Rd Station. I had a lovely stay there last September. I do not know what prices are for June.

It's near the V&A, Science Museum, tube stop, and you get a kitchenette. Can the kids share a foldout couch? Our suite there was a studio with a loft, tall ceilings, fun view over Cromwell Rd.

Your kids might enjoy staying in the Camden area, though it's a bus or tube ride to most things including up the hill to beautiful Hampstead. I'd rent a borisbike and ride along the canal.

@Stokebailey - kids can't sleep together without a fight but many of these have an extra bed they can bring in so I studio or 1-bed might be in my range - thanks.

Fairholme Road is not far from either Barons Court or West Kensington tube stations. But not too many eating opportunities in the area other than pubs and takeaway joints (burgers, kebab shops, indian takeaways). Fine if you live there, but not so good if you're on holiday with children! Barons Court has a good tube service (Piccadilly and District lines), but compared with the options in Bloomsbury, definitely not as central.

@lanejohann I looked at Premier Inn Leicester Sq- is county hall so much more expensive b/c of the historic building or is that location better? Leceister Sq was really reasonable and I wondered why?

They are about a 10 min walk apart. County hall is right on the river. Could be it's just more popular so they can charge a bit more. Leicester square is very central so I would just go with that!
