Going to Italy Iin Sept end but no place to stay :-(

Hi….have been blessed with a last minute approval for leave from work and want to run to Italy from 25 Sept to 8 Oct. We are a 30 + couple from India with a 4 yrs old son who also loves to travel ! We went to Rome for 5 days last year but had to stay mostly indoors as our son got some stomach bug….so want to make up for that this time!
Itinerary : (does it seem OK?)
25-29----Venice
29-3------Florence---day trip?
3-8-------Rome

I need help to decide in the places to stay as most in our budget ( <=150Euro ) seem booked already (can’t blame anyone except my boss for the late “yes, you can go”) . I have done some basic research and shortlisted these….need your expertise on which seem better or if you think anything else is better. We want a location where we can cover maximum walking (and pushing a stroller!). And is there a ban on lifts in the building….seem to find none which have :-(
