First trip to Paris: which apartment would you choose

We are a couple and a friend traveling to Paris in the fall. We have decided that a one bedroom with a sleeper couch is the configuration we want, so if the friend is unable to accompany us for some reason, we will not be overspending for 2 bedrooms.

I included two Paris Perfect apartments based on the good reviews here on Fodors. The others were chosen by scanning a million VRBO listings. (We have used VRBO many times in the past and have always been satisfied).

Please look at these apartments and give me your feedback, especially about the neighborhoods.
