cinque terre lodging for family of 4

Arriving June 23 for 3 nights, with our teenage boys 16 and 18. Want to firm up reservation this week, and feeling a little overwhelmed!! Our plans is hike an upper trail g(we are in very good shape) kayak,swim and eat a lot of seafood! Not sure where to stay and have considered Monterosso. I found a place in old town (2db) (180 euro), no frills, or a nice place (200euro) above town with a view and bkst which is a 20 min walk into town or a bus ride into town. My original budget was $200 but couldn't find anything. Any other recommendations, considering either a quad room or 2 DB. We don't need anything fancy, simple and clean are OK. Is it worth the extra money for breakfast? thanks
