Best Way To Get To Resindenza Canali From Train Terminal?

We will be arriving to Rome at approx 7pm via train on Monday, May 6. We are staying 6 nights at the Residenza Canali. The transportation options available are bus (#70), taxi or private transfer. The private transfer is 25 euros. I am tempted to choose the private transfer considering it will be in the evening, we will have luggage, this is our first trip to Rome, etc. From what I've read, I'm not sure I should even consider a taxi since it won't be significantly cheaper than the private transfer, but could add some headache and confusion.

So, I guess it is between the bus (#70 per hotel) and the private transfer. I don't mind taking the bus if it is convenient and we can catch it quickly, however I have been unsuccessful in finding this route online. What would suggest? I appreciate your feedback!
