Best way to get from B&B near Piazza Navona to FCO

We will be returning to the US on Saturday 5 June, leaving FCO at 12:10 PM.
We are staying in Rome at a B&B near the Piazza Navona.

What is the best way to get to FCO from that area of Rome? We could take a cab to the Termini then get on a train to FCO. We could take a cab to FCO (I assume this would be quite expensive).

I intend to get to FCO 3 hours before departure (9:00 AM) because a few years ago we were in Madrid, arrived at the airport 2 hours prior to departure and barely got on the plane, so I want to be there plenty early. How long would you expect the journey from the B&B to FCO to take?

If you could give me your insight to the best approach to getting to FCO from Rome, I would appreciate it.
