Apartment rentals in Florence, Italy

I'll be in Florence for the fourth time next June and I'm planning to rent an apartment for an entire month this time around. There are two I'm considering so far, one offered by Windows on Italy ("Giorgio") and one by Italy Perfect ("Brigantino").

Does anyone have any experience with either of these rental agencies, or with either of these particular units? There are a few online reviews of the apartments, but not many. I seem to recall that Costa San Giorgio is a steep street, so I do worry a bit about location, but the terrace on that one looks lovely!

I'm traveling solo, so a small apartment would be fine, as long as it has air conditioning and wifi, and my budget is 2,000-2,500 Euros, just in case anyone can recommend something else. I'm mainly interested in the Oltrarno.

A month is a big investment of time and money, so I would dearly appreciate some advice before I commit with a deposit.
