12 Days In Italy
Going to Italy May of 2015 intending to be there 12 days not including flights from US.. Want to take in a bit of the Mille Miglia the wish for Papa 77 celebrating Mimi's 75 and my daughters college graduation.
Looking to visit Rome 2 days take a train to Veince stay 2 days and then train to Florence 2 days. From there want to rent a car and experience Tuscany and Assisi.
Look for recommendation of where to go in Tuscany and what to see and where to stay. Would love places with air conditioning.

Do you actually want to watch a leg of the Mille Miglia? Or be in one of the towns where they start or end a day? Brescia would probably have the most hoopla going on (start and finish), otherwise you may have to wait on your planning until you know the route and timing.
Do you need to fly in and out of Rome, or could you fly open-jaw? If you could fly out of Pisa or Florence, you could pick up a car as you're leaving Venice and see Tuscany before returning the car and seeing Florence.
I don't normally like 1-night stays, but, if Assisi is important, consider stopping there for a night on the way from Rome to Venice (by train). This would let you concentrate on Tuscany when you get the car.
Are your parents very energetic? You're trying to cover a lot of ground and many places in 12 days...

A lot will depend on where the Mille Miglia route is with respect to your travel days. You might want to focus on including Bologna, which is almost certain to be a good place to witness part of the race and also would be very easy to fit into the rest of your trip, since it is on the train line between Venice and Florence (or Venice and Rome). It is possible that you could extend a night in Florence to take a day trip to Bologna to witness a bit of the Mille Miglia. Bologna is only a 45 minute train ride from Florence.
As for places to stay with air conditioning, once you have figured out your itinerary, you can use the search feature of the website booking.com to search specifically for hotels with air conditioning and see what is available in your price range specifically for the days you will be traveling. You can also read reviews by people who have stayed there to see how well the air conditioning actually worked (very important).

You are going to have a wonderful time in Italy. A few factors to consider as you start your planning...
- how many people are in your traveling party? The larger the group, the more challenging it can be herd everyone together when touring. It's often easier to limit the number of destinations, so that everyone can have a little space to do their own thing.
- Count your nights, not days, in each city. Two nights is really one full day, because about half of the first day will be eaten up by traveling from the first city to the second, even if the train trip is short. By the time you eat breakfast, check out, get to train station with ample time to find correct train, travel, and check in to new hotel, it is usually lunchtime. Two nights each is a very short time to see the major attractions of Rome, Florence and Venice.
- These cities are all fabulous for walking. Some folks in their 70s are very happy to walk miles each day, but some are not. Be sure you plan an appropriate pace for your family.
- With 12 days, consider 3 locations. Maybe Venice, Tuscan countryside, and Rome? You could fly into Venice and out of a Rome. You might even be able to squeeze in a day trip to Florence from your Tuscan location.

Thank you all for the replies very much appreciated. They are very active 70 year olds and have been to Italy 4 times. Although it has been 15 years since they were there. We don't have anything set in stone yet so open to suggestions on places you have been or stayed which were worth the time. Especially those hidden gems which may not be known to everyone.
