Villa rental in Rio Mar - please help

Hi-
We are hoping to rent a villa in Rio Mar in January. Has anyone rented a villa there? Any suggestions on owners to contact or areas to stay or avoid? We would really like an ocean villa but they seem very pricey. How negotiable are the prices? Any guidance would be appreciated.
