ISO Advice on STJ Villa For Family with Children - 2 Options?

Hi, another person here looking for advice on a villa. Traveling to St. John will be: me, my husband, our three young children (4, 5, and 7), my parents and my mother-in-law. So five adults, three children. Our parents have been to STJ before but we have not. I think have it down to two villas:

This one looks like it would be easy to get to and close to more and it looks very pretty.

This one looks so beautiful and is definitely my style. It would be nice for my parents to have the privacy of the little villa to get a break from the kiddos. My only concern is I am a little worried about the drive to and from the villa with three young children. I can't tell if the road is paved. It is so gorgeous though and the owner has been very nice in our correspondence.

My other concern is being able to rent an SUV in time. From what I understand I may be a little late for our trip in late February/early March.

My father will probably make the final call, but I am just trying to gather info.

Any thoughts on these?
