Kyoto Machiya question

We plan to be in Kyoto for 5 days in mid-May and I booked a machiya called Kaikoan Tokiwa using The recommended places were not available for my days and I wanted to get something reserved since it's only one month away. I was going to keep looking since there wasn't much information or reviews for it. I thought the reservation could be cancelled free of charge, but when I received email confirmation I saw there was a cancellation fee!
So the question is-does anyone know of this machiya? It seems to be centrally located-very close to the Sanjokeihan Subway Station. According to google maps its about a 30 minute walk to Nijo-jo and the Imperial Palace.There are no reviews on, and it makes me nervous to have such little info about it.
Anyone have any comments/advice/reassurances? Thanks!
